How long will the roof and other major home systems before? Is it possible that a ceiling of 25 years?

I am looking to buy a house in Florida and I found my real estate agent who she thinks is a good buy. It is owned by the bank and I learned some things about the house through local government agencies where you are, I wonder if it's business as well. For example, records of the county show that the roof was replaced or repaired for about 25 years and the water heater is nearly 20 years. The bank may sell the property without disclosing any problems or anything that could cost the buyer a lot of money to repair? What options do I have if I sign a contract? I know I should do an inspection, but I do not want to spend money if it appears that there will be too many repairs that the bank will not be covered.
